Terms & Condition
Earth Properties Ltd. is the exclusive developer and builder for planning, implementing and allotment of all facilities of the project of modern and luxurious Residential and Commercial apartment complex consisting of self-contained apartments, reserved car parking and other features.
Application
Application for allotment of apartments should be made on the prescribed application form duly signed by the applicant along with the earnest money and other necessary documents. On application EPL will issue an allotment letter with specific terms and conditions to the applicants. The allottee/applicant shall then start making payments as per the scheduled of payments.
Payment
The purchaser will make the payment as per payment schedule. All payment should be made by NC payee Cheque or Bank draft or pay order in favor of Earth Properties Ltd. Payments from overseas in US Dollars will be calculated at the prevailing official conversion rate in Bangladesh taken on the date of payment.
Delay Payment
The allottee shall undertake to pay delay charges at the rate of 3% per 10 Days on the amount of payment delayed the due date. If the payment is delayed for 30 days, the company shall have the right to cancel the allotment without any notice to the allottee. In such case buyer’s deposited amount will be refunded after case out the same apartment to the new buyer’s. In such an event the amount paid by the allottee will be refunded after deducting the earnest money as an incidental charges.
EARTH Right
The company reserves the right to make changes in both architectural and structural design of the project. Limited changes can be made in specifications for overall interest of the project with the concern of project architect.
Documentation Cost
The purchaser will pay stamp duties, gaintax, registration fees, taxes Legal and Govt. VAT and other miscellaneous expenses likely to be incurred in connection with the registration of sell deed.
Utility Cost
Connection charges/expenses relating to Gas/LPG, water, sewerage, generator, electric connection, main cable, sub-station etc are not included with the price of apartments. These cost are as per actual.
Possessions
The possession of the flat will be handed over to the purchaser after completion of the apartment and after making full payment of all installments & charges. Until & unless the dues are not paid, possession offer of the flat will be held up by the company.
Owners Association
The purchaser must undertake to become a member of owners’ association which will be formed by the developer with the view of maintaining the general affairs of the complete interest. During the period of hand-over Tk. 50,000.00 (Fifty Thousand) Taka only must deposited to Flat Owners’ Association for creating a reserve fund.
